The A&M leasing calendar
College Station rental demand is locked to the Texas A&M academic calendar. Miss August and you can lose 6–10 months of rent. Here's how we time it.
- Step 1 · Jan – Feb
Plan & prep
Decide you're renting. Walk the home, identify CapEx work (paint, carpet, HVAC service). Run a rent estimate with us so you know the number before you spend a dollar.
- Step 2 · Mar – Apr
Make it lease-ready
Complete cosmetic work. Service HVAC, get a roof check, fix anything an inspector would flag. Take final photos — make-ready is over.
- Step 3 · May
List on market
We list to MLS, Zillow, Trulia, Realtor.com, Texas A&M off-campus housing, and our internal audience. Showings start. We screen applicants against your criteria.
- Step 4 · Jun – Jul
Sign lease, prep turnover
Best applicant signs. Deposit collected. Move-in scheduled for late July or August 1 to hit the A&M cycle.
- Step 5 · Aug
Move-in
We do the move-in walk-through, photo-document the home's condition, deliver keys, and you start collecting rent. We handle everything from here.

I'm an Aggie alum who kept my old College Station house. Should I rent it out?
Usually yes — College Station has near-zero structural vacancy and rents have outpaced inflation for a decade. We'll run the numbers honestly in a free rent estimate so you can see what your house cash-flows.
I'm A&M faculty/staff moving away for a sabbatical or new role. Can you manage my home short-term?
Yes — we handle academic-calendar leases (10–24 months). We can list before you leave, screen tenants against your criteria, handle every maintenance call, and time the next lease to your return.
I bought a house for my Aggie kid and want to rent it after they graduate. What do I do?
Plan the transition 60–90 days before graduation. We'll do a free walk-through, give you a realistic rent number, list the home to align with the August A&M move-in cycle, and handle everything from there.
Do you list on Texas A&M off-campus housing?
Yes — we syndicate to Texas A&M's off-campus housing portal in addition to MLS, Zillow, Trulia, Realtor.com, and our own audience. Your home reaches A&M-affiliated tenants directly.
I live out of state but my rental is in College Station. Can I really hand it off?
That's literally most of our portfolio. We handle everything — leasing, maintenance, accounting, evictions if needed. You get monthly statements and a year-end 1099. We'll send proof of insurance, photos after every turnover, and a real person you can call.
