What "boots on the ground" actually means

In-person walkthrough — without you.

We meet at the property, document condition with photo + video, and send you a make-ready punch list before any work begins.

Vendor coordination on your behalf.

Painters, cleaners, landscapers, locksmiths — we use our in-house crew first, vetted vendors second. You approve before we spend over your set threshold.

Real-time owner portal.

Statements, work orders, leases, photos. Pull it up from your phone in any time zone.

Direct deposit by the 15th.

ACH to your bank, anywhere in the US. Clean PDF statement your CPA can drop straight into TurboTax.

1099-MISC and end-of-year package.

We handle the IRS reporting and send you everything you need to file.

We answer your tenant's calls.

Maintenance, lease questions, payment issues. They never have your phone number.

A note on Texas non-resident landlord rules

Texas requires a designated agent for service of process if you don't live in-state. As your property management company (and a TREC-licensed brokerage), we serve as that local representative — one of the practical reasons remote owners prefer working with a local PM over self-managing through a friend.

Your business stays your business.

We sign a mutual NDA before our first real conversation. Nothing about your property, your numbers, your tenants, or your plans leaves our office — not to vendors, not to marketing, not to anyone.

Both sides sign a mutual non-disclosure agreement before we discuss anything specific about your property or finances.

Need-to-know access

Only your assigned property management team see your file. No vendors, no contractors, no marketing partners.

No public mentions, ever

Your name, LLC, or address never appear in case studies, reviews, social posts, or referrals without your written consent.

Encrypted records

PMAs, W-9s, and ACH details are encrypted at rest and stored in the U.S. Only your assigned property management team have access.
